Why Soil Pulls Away From Your Foundation in a Texas Drought

In a Texas drought, you may see soil pulling away from the side of your home, leaving a gap along the foundation. In Dallas-Fort Worth, that gap is usually a sign that expansive clay soil has dried and shrunk, and it is a warning to watch the home closely.

Why it happens: North Texas clay expands when it absorbs water and shrinks when it dries. During a long dry spell, soil near the surface loses moisture first, so it pulls away from the foundation and can leave parts of the slab or pier system less supported. When rain returns, the soil can swell again, and that cycle of shrinking and swelling is hard on foundations.

What it can lead to: Gaps along the foundation, new or widening cracks, sticking doors and windows, and sloping floors. Watering a foundation evenly and keeping drainage directed away from the home can help, but a gap that is wide, growing, or paired with other symptoms should be checked.

How Onyx checks it: Onyx Foundation offers a free foundation inspection. The team takes elevation readings, looks at soil and drainage conditions, and provides a written report with a clear recommendation. Onyx only recommends work a home actually needs, which may include piers, slab repair, or drainage solutions. See https://www.onyxfoundationtx.com/foundation-repair-services.
