Is the foundation inspection really free?
Yes. Onyx Foundation inspections are always free. We walk the house, take elevation readings, explain what we find and give you a written quote if repair is recommended, with no obligation.
How do I know if I need foundation repair?
Common signs include diagonal cracks in walls, doors or windows that stick, sloping or bouncy floors, stair-step cracks in brick and gaps around trim. One sign on its own isn't always a problem, but several together or signs that are getting worse are worth an inspection.
What causes foundation problems in North Texas?
The biggest cause is expansive clay soil, which swells when wet and shrinks when dry. Poor drainage, plumbing leaks and large trees close to the house can make movement worse.
What's the difference between concrete, hybrid and steel piers?
Pressed concrete piers are a proven, budget-friendly option. Hybrid piers combine concrete and steel to reach deeper, more stable soil. Steel piers are driven the deepest and suit heavier structures or more severe movement. The right choice depends on your home, which is why we recommend an inspection first.
Do you repair pier and beam homes?
Yes. We handle re-shimming, pier repair and beam work for pier and beam homes, in addition to slab foundation repair.
How long does foundation repair take?
It depends on the size of the job, the number of piers and site conditions. We'll go over the expected timeline with you when we review your quote.
What do I need to do to prepare?
We'll walk you through what to expect before work begins, including any areas we'll need to access inside or outside the home.
What warranty do you offer?
Onyx Foundation repairs come with a lifetime warranty on covered repair materials and a 15-year warranty on covered labor, subject to the terms of the contract.
How does payment work?
It's 50% to get started and 50% when the work is complete. We accept Zelle, cash or invoice.
Do you fix drainage problems too?
Yes. We offer drainage solutions such as French drains, surface drains and catch basins, foundation drip systems and root barriers to help protect your foundation.
