Slab Foundation Repair in Dallas–Fort Worth: What Homeowners Should Know

A large share of homes across Dallas–Fort Worth are built on concrete slab foundations. Slabs are strong and practical, but they sit directly on the soil, and North Texas soil moves. When it does, the slab can move with it.

Why slab foundations move in North Texas

The main culprit is expansive clay soil. During wet seasons it absorbs water and swells, pushing up on the slab. During long, hot summers it dries out and shrinks, leaving parts of the slab with less support. Over years of these cycles, sections of the foundation can settle or heave unevenly. Poor drainage, leaking plumbing and large trees close to the house can make it worse.

Common signs of slab movement

  • Diagonal cracks in drywall, especially above doors and windows

  • Doors that stick or won't latch

  • Floors that slope or feel uneven

  • Stair-step cracks in exterior brick

  • Cracks in tile floors or the garage slab

How slab foundation repair works

Most slab repair in DFW uses piers installed beneath the foundation to support it on more stable soil. Depending on your home, that could be pressed concrete piers, hybrid piers, steel piers or a combination. A typical repair looks like this:

  1. Free inspection with elevation readings to map where the house has moved

  2. A written plan showing where piers will go and what type

  3. Small access holes dug along the perimeter (and inside, if needed)

  4. Piers installed to the depth the soil requires

  5. The foundation is shimmed and lifted as close to level as the structure allows

  6. Holes are backfilled, compacted and the work area is cleaned up

Protecting the repair

Good drainage is one of the best ways to protect your foundation after repair. Keeping water from pooling against the house, and keeping soil moisture consistent around the foundation, helps reduce future movement. We can look at drainage during your inspection too.

Warranty and payment

Our repairs come with a lifetime warranty on covered repair materials and a 15-year warranty on covered labor, subject to the contract terms. Payment is simple: 50% to get started and 50% when the work is complete, by Zelle, cash or invoice.
