How Much Does Foundation Repair Cost in Dallas–Fort Worth? What Affects the Price
It's usually the first question homeowners ask, and it's a fair one. The honest answer is that foundation repair pricing depends on your specific house. Two homes on the same street can need very different repairs. Here's what actually drives the cost, so you know what to expect when you get a quote.
1. Type of pier
Pressed concrete piers, hybrid piers and steel piers each have different material costs and install depths. Concrete piers are generally the most budget-friendly, steel piers the highest, and hybrid piers fall in between.
2. Number of piers
Most repairs are priced largely by how many piers your home needs. That depends on how much of the foundation has moved and where.
3. Interior vs. exterior work
Exterior piers along the perimeter are usually more straightforward. If the problem is under the middle of the house, interior piers or tunneling under the slab may be needed, which adds labor.
4. Foundation type
Slab foundations and pier and beam foundations are repaired differently. Pier and beam homes may need re-shimming, new piers or beam replacement, each priced differently.
5. Access and site conditions
Landscaping, patios, driveways, tight spaces and crawl space height all affect how much work it takes to get to the foundation.
6. Plumbing and drainage
If a plumbing leak or poor drainage is part of the problem, addressing it may be part of the plan. Post-repair plumbing tests and drainage improvements are sometimes recommended to protect the repair.
7. Engineering and permits
Some projects or cities call for an engineer's report or permits, which can add to the total.
