7 Signs Your Dallas–Fort Worth Home Has Foundation Problems

Foundation problems rarely show up overnight. In North Texas they usually build slowly, as the clay soil under your home swells after heavy rain and shrinks during long, dry summers. The good news is that your house almost always gives you warning signs first. Catching them early can keep a small repair from turning into a big one.

Here are the seven signs Dallas–Fort Worth homeowners see most often.

1. Cracks in interior walls and ceilings

Hairline cracks can come from normal settling or temperature changes, but cracks that run diagonally from the corners of doors and windows, or that keep getting wider, are worth a closer look. Cracks where the wall meets the ceiling are another common clue.

2. Doors and windows that stick or won't latch

When a foundation moves, door and window frames can get pulled out of square. If a door that used to close easily now drags, swings open on its own, or won't latch, movement under the house may be the reason. Gaps at the top of a door frame are a related sign.

3. Uneven, sloping or bouncy floors

Floors that slope, dip or feel soft are one of the clearest signs of a foundation issue. In slab homes you may notice a slope across a room. In pier and beam homes, floors can feel bouncy or sag between supports, which often points to settled piers or worn shims.

4. Cracks in exterior brick or mortar

Look for stair-step cracks in brick veneer, cracks in mortar joints, or bricks that have separated around windows and doors. Gaps between the brick and window frames are also common when the foundation shifts.

5. Cracks in the slab or garage floor

Small shrinkage cracks in concrete are normal. Cracks that are wide, uneven on one side (one edge higher than the other), or growing over time can indicate movement in the slab itself.

6. Gaps around trim, baseboards and cabinets

Baseboards pulling away from the floor, crown molding separating from the ceiling, or kitchen cabinets pulling away from the wall can all signal that the structure is moving.

7. Water pooling near the foundation

Poor drainage is one of the biggest causes of foundation movement in DFW. If water collects against your foundation after it rains, or your yard slopes toward the house, the soil under your home is going through wet and dry swings that can cause it to move.

What to do if you notice these signs

One sign on its own doesn't always mean you need foundation repair. Several signs together, or signs that are getting worse, are a good reason to have a professional take a look. Take photos and note the dates so you can see whether things are changing.

At Onyx Foundation, foundation inspections are always free. We'll walk the house with you, take elevation readings, look at the problem areas and explain what we find in plain language, so you can decide what makes sense for your home.
